Listing agents give information about the property they are selling including amenities, neighborhood information, architecture and more. The words they use impact the days a property is on the market.
In a study of more than 1 million single family transaction, CoreLogic researchers discovered that certain phrases in public comments helped sell a home faster.
What were the words that impacted? The words people often use to find a specific feature they are looking for. Words included:
fenced backyard
open concept
natural light
updated kitchen
If your home has these features, they need to be added to the comments.
Fences is obviously a key selling word because it appeared four times in the top word pairs (backyard fence, full fence, fenced backyard or a fence in the yard). This could be due to either privacy or because the family has a pet.
Some words that keep a property on the market longer were surprising to me. These words are:
golf course
gourmet kitchen
ceramic tile
granite countertop
Two story homes have become less popular. So the words "two story" slow down the cycle while "single story" speed it up.
